Learning Goals and Objectives
Upon completion of this course, participants will be able to:
- Identify critical aspects of the history of the mortgage industry as a basis for today’s market
- Define key terminology of the mortgage industry as applicable to today’s market
- List the laws and their key attributes that impact mortgage lending such as RESPA, TILA, SAFE Act, ECOA, etc.
- List key characteristics of mortgage loan programs from the traditional Conventional products to Government, Reverse Sub-prime products, and the guidelines for each
- Accurately pre-qualify a variety of borrowers and find suitable products for them
- Outline “Best Practices” of loan origination
- Recognize the purpose and procedures of loan processing
- Identify closing procedures, including settlement fees, title policies, funding and warehousing
- Identify key concepts of underwriting, the guidelines in place and the risk analysis involved

Course Structure & Delivery
This course combines a variety of AllRegs Academy learning assets and teaching styles. In this NMLS classroom equivalent course, you’ll participate in an instructor-led online course delivered via conference call and WebEx presentation on each of the five days of the course. Prior to beginning the course, you’ll access your learning materials in the AllRegs Academy online learning management system (LMS), and take an online pre-test to assess your knowledge as you enter the class. Upon completion of the five-day course, you’ll return to AllRegs Academy to complete the online final exam. The final exam is completed online with instant grading, and you can download your industry-recognized certificate of completion after you successfully pass the course.
This is a 20 hour course with strict attendance requirements; in order to earn pre-licensing credit for the course, you must attend all 20 hours of the classroom equivalent portion and pass the final exam with a score of 75% or better. If you miss a session of the course or do not fulfill the attendance requirements, you will receive an “incomplete” for the course and will need to re-register for another session with a $50 rescheduling fee.

Mike Tano, CMB, AMP, ARU, CRO is currently Chief Operating Officer for Beach Community Mortgage, and has been originating FHA loans for 7 years. He formerly served as the Regional Manager with Access Bank and Mortgage. He utilizes his expertise in the mortgage industry to increase consumer knowledge, serves on industry committees on the state and national level, and instructs for AllRegs Academy and the Mortgage Bankers Association (MBA).

He is Tennessee’s first certified mortgage professional and has been on the Board of Directors for the Tennessee Association of Mortgage Brokers for the past 8 years where he started out as the Education Committee Chair.

Michelle started in the mortgage industry in 1988 as the receptionist and worked her way up to processing mortgage loans and then onto underwriting them. She has originated, processed and underwritten FHA, VA and Conventional loans, as well as several bond programs in various states across the country.

Robert Maddox practices with the Litigation, Banking and Financial Services and Real Estate Practice Groups with an emphasis in mortgage litigation and compliance, title insurance law and commercial/ real estate litigation. He is a Certified Mortgage Banker (CMB) and is one of only a handful of attorneys in the nation who have achieved this status. His practice focuses primarily on two industries: Mortgages and Title Insurance.
